About Inspections....
When you consider that almost any construction needs a building permit - Building Inspectors, inspecting on those permits play a bigger role than you may realise in the building process. Building Inspectors are responsible for making sure that buildings are built according to the Surveyors approved plans, to the relevant codes and standards and current Rescode* requirements pertaining to sustainability, livability and structural soundness. They interact with professionals such as the Surveyors, Engineers, Architects and Builders to ensure that buildings are designed and constructed to comply with building regulations. They provide advice on building legislation and can sometimes influence the design of buildings.

Accordingly, Building Inspectors work in the interests of everyone in the industry to follow through the entire building process governed by Victoria's building legislation.

Inspections 'Mandatory'....
° The Mandatory Inspection is an Inspection that is 'called for' on the Building Permit. The Inspections are booked at various required stages and the construction is deemed Compliant or Non Compliant at these stages. It is the Building Inspector liaising with all parties that determine the course of action on the Non-Compliant Mandatory Inspection. A Compliant Inspection is a document that states the construction has achieved the standard required according the BCA Relevant Standards Vol2 of The Building Code of Australia 2007.

Inspections 'Domestic'....
° The Owner Builder Warranty Report (137B) - This Inspection is a requirement when selling an 'Owner Built' construction. It provides a visual inspection and report designed to give an appraisal on the structural soundness of the building as at that time. This requires a complete thorough and accurate visual inspection (interior and exterior), identifying any construction techniques or significant defects or faults that may affect the integrity of the building, in understandable laymen’s terms to ensure that current and future buyers of the home are protected. This Inspection is a Building Commission requirement on a construction less than 6 1/2 years old.
